My eyes were first open to the idea of "passive income" after reading Rich Dad Poor Dad by Robert Kiyosaki. Although not a real-estate book, it taught me the value of owning assets that produce income, which led me to real estate. Real-estate investing is not always passive, and not always easy, but it can be highly profitable. In addition, there are hundreds of ways to invest in real estate. For example, you could:

I'm slightly addicted to Amazon Prime, as my local UPS driver can attest to. It seems every day I have a package or two waiting at my doorstep -- and it's usually from people just like you. Most of them probably never touch the product that I'm buying.

That's right: you no longer need to have a warehouse, inventory or employees to buy wholesale products and sell them at retail. Amazon has leveled the playing field and now anyone can sell products.

More Trouble For Nigeria As Ghana Bans Importation Of Goods From Nigeria

More woes for Nigeria as its largest trading partner in West Africa, Ghana has banned the importation of Nigerian goods to fix economic issues.

Ghana has prohibited some items from entry into its domain, following Nigeria’s foot steps that restricted 41 items from access to foreign exchange.
 
Ghana however has placed a ban on some goods from being imported into the country, Vanguard reports.

Ghanaian Minister of Trade and Industry, Mr. Ekwow Spio-Garbrah stated yesterday that Ghana and Nigeria trad are said to account for some 68 per cent of the ECOWAS region’s Gross Domestic Product.

Nigeria accounts for almost 10 per cent of Ghana’s foreign trade volume, whereas Ghana is listed as the 9th largest trade partner to Nigeria.
In spite of the difficulties, Ghana remains Nigeria’s largest trade partner and favourite investment hub in the West Africa sub-region, as Ghana imports the largest share of all Nigerian oil exports in the West African sub-region. While ‘bagged cement’ is on Nigeria’s prohibition list, Dangote Cement brings in and bags some 750,000 tonnes of cement a year for the Ghanaian market, and is expected to increase this to 1.5 million tonnes by end of this quarter.

The Chief Executive Officer of Ghanaian Association of Ghana Industries stated that there should be a clear letter written to the Nigerians complaining about this, and then also try and use some diplomatic means to quickly resolve it. “If it does not work then we must also look at countervailing measures…it could be product targeting,” he said.

“If we also make it difficult for them to export, then we would have to find common ground,” Kate Quartey-Papafio, CEO of Reroy Cables argued. Even for those who are able to export to Nigeria, you have to get different certificates for different customers and it takes a whole lot of time to get it. It makes the whole thing so cumbersome. You are exporting the same thing but you have to go and get certificates for each of the customers,” she said.

Nigeria has used an “Import Prohibition List” to refuse certain goods entry into the country, including a host of pharmaceutical products.

Who Doctored Nigeria's 2016 National Budget?

Zero budgeting cannot be responsible for budget padding. It cannot be the reason for rats smuggling foreign provisions into the budget. It can not be the reason for double entry in allocation to ministries, departments and agencies of government. Those who prepare the budget have been around for many years. The Director-General, Budget Office of the Federation Dr. Bright Okogu holds a PhD in Economics from the famous University of Oxford London in 1987. He is not a stranger to budgeting process and figures.

It is unheard of in the history of Nigeria’s budget circle and very shameful for the image of this administration that a serving minister will publicly disown the provisions made for his ministry. In the growing controversies dogging President Muhammadu Buhari’s 2016 budget, Federal Ministry of Health disowned the budget proposal submitted on its behalf by the Ministry of Budget and National Planning.

Health Minister, Prof. Isaac Adewole, who addressed the Senate Committee on Health during its budget defense session, said the proposal drawn up by the ministry and submitted to the budget office had been doctored and that “foreign” appropriations, different from what was submitted, had been sneaked in.

“We have to look into the details of the budget and re-submit it to the committee,” he said. “This was not what we submitted. We will submit another one. We do not want anything foreign to creep into that budget. What we submitted is not there.

”Adewole’s revelation is one of the several controversies and embarrassing disclosures trailing the 2016 budget proposed by President Buhari. It is more embarrassing considering that this is APC-led government’s first budget which is supposed to be a budget to advance the cause of change agenda in Nigeria.

Earlier, the Senate had discovered a sum of N10 billion “questionably smuggled” into the budget of the Ministry of Education for an allegedly questionable subhead. Sadly, a senior Presidency official told PREMIUM TIMES that a “budget mafia” was responsible for the embarrassing allocations in the budget. Mafia in Nigeria’s budgeting process? Somebody must answer for this national disgrace and international embarrassment.

Is it not disgusting that BBC said that rats have smuggled foreign items into Nigeria’s 2016 budget? What can be more disgraceful to a government and a nation than this? Nigerian civil servants do not want any form of change. They want business as usual. They are the ones who teach politicians how to steal the nation blind while helping themselves to the national cake. They live above their means and the current war on corruption will not stop them.

They may have vowed to frustrate the zero budget agenda. Just last week, the newly set up unit in the Federal Ministry of Finance disclosed that the Federal Government spent N825 billion in three years on travels, maintenance, local and international training, welfare and office stationery / computer consumables.

The head of the Efficiency unit set up by the Ministry of Finance to streamline government overhead expenditure, Ms. Patience Oniha, said that from the study of government overhead expenditure it carried out between 2012 and 2014; on the average, 60 per cent of Federal Government’s overhead expenditure were incurred through local and international travels, maintenance, local and international training, welfare, office stationery and consumables, honourarium and sitting allowance, meals and refreshment and books.

It is only in Nigeria that civil servants and other government functionaries travel on first class tickets. On weekends, these unpatriotic “evil” servants called civil servants, flock the streets of London, Paris, Amsterdam, Dubai etc. to spend their loots from government overhead budget provisions. According to Oniha, the Unit, which carried out an extensive and detailed review of the Overhead Expenditure data of the government for the period 2012 to 2014, found that the overhead spending pattern was concentrated on a limited number of items including travel, maintenance, local and international training, welfare and office stationery/computer consumables.

Oniha stated that “The Cumulative Expenditure on these five items was N825 billion, representing 61 percent of the Cumulative Total Overhead Expenditure of N1,353 billion for 2012 to 2014. This means that the average amount expended annually on these five items during this period was N275 billion.

The estimate for 2015 shows a continuation of this trend.” Overhead spending exceeded allocations to capital in all the years reviewed. It is not surprising then that some of these principal officers went out of their ways to pad up the budget to achieve their personal gains of milking the nation dry.

Looking at how much was spent on international and local travels, welfare, stationary, consumer consumables, meals, entertainment and others, a rational Nigerian would be forced to ask whether these are key drivers of an economy struggling to grow. Are these government officials not paid salaries and allowances?

Why should so much be spent on meals, tea, and other non- essentials when the economy is begging for infrastructural development? Does it occur to Nigerians that in each year, from 2012 to 2014, Nigeria as a country, spent about 60 per cent of its recurrent expenditure on overhead expenses on these five non- essential items? Certainly, this kind of expenditure profile cannot and will not enable the nation diversify and cannot move the economy forward. Budgets are meant to support goods and services and reflect government’s priority in terms of areas that need to be improved upon. Mr. President, if it is true that mafia or rats doctored the 2016 budget, please find the mafia and kill the rats.

Cabal of Corruption in Buhari's Petroleum Ministry - IPMAN Makes Shocking Revelation


An ex-official of the Kaduna Chapter of the Independent Petroleum Products Marketers Association of Nigeria (IPMAN), has alleged that a cabal of corrupt workers are heading the Nigerian National Petroleum Corporation (NNPC), and its affiliate, Petroleum Product Marketing Company (PPMC), which has President Muhammadu Buhari, as the supervising Minister.

The former IPMAN official, Bako Abdullahi Yelwa, on Thursday, blamed the alleged cabal for the continuous fuel scarcity across the country.

Dr. Ibe Kachikwu the Minister of State for Petroleum, is equally being blamed for his failure to tackle corruption in Nigerian National Petroleum Corporation (NNPC).

According to DailyPost, the marketers who said the extortions and other sharp practices at the PPMC/NNPC seemed to be defying all interventions by successive administrations in Nigeria, expressed worry over the new cabal at the corporation who specialise in extorting money from IPMAN/AMFSON members before issuing allocation of petroleum products.

Yelwa alleged that kerosene allocations the Minister of State for Petroleum, Ibe Kachikwu promised IPMAN members is yet to be received as it has allegedly been diverted to the Minister’s'relations, friends and cronies.'

He said, "I challenge anybody to ask any marketer if they have gotten allocations. PPMC staff are frustrating Independent Marketers. Why will they ask for a percentage of our profit before giving us allocation? And when we refuse, they frustrate the process of getting our allocation. They only give product allocation to marketers that have given them a share of their profit upfront.
"For example, an Independent marketer gets an average of two allocations of Petrol (PMS) monthly and the profit from each truck is 80 thousand Naira. How can 160 thousand naira pay all my staff, service and maintain the stations and still keep me in business?
"There’s nothing to carry home about Kachikwus’ 6 months in office, his only achievements are confusion and contemplating the award of contacts for building of new empty PPMC/NNPC Mega filling stations with the aim of exterminating the existing Indigenous Independent Marketers despite their huge contributions towards the growth and development of the Nation.
"With the present crash of crude oil price globally to its worst level of below $35 per barrel, Kachikwu should concentrate on constructing new simple modular Refineries & hasten to reactive the existing ones so that our local production can rise to cope with the nation’s petroleum products demands or even beyond. This will create more employments opportunities for many Nigerians in addition to boosting the nation’s economy.
"We are forced to believe that Kachikwu is out to destabilise the Indigenous Independent Petroleum Marketers in Nigeria and cover his masters looting and cheating to Nigerians," Yelwa said.

We Are Going To Probe Obasanjo, Jonathan And Their Ministers- Senate

While addressing journalists yesterday, the Chairman Senate Committee on Federal Capital Territory, Senator Dino Melaye, has vowed to probe former Presidents; Olusegun Obasanjo and Goodluck Jonathan as well as ministers who served under them to correct alleged violation of the master plan of the nation’s capital city.

The senator who represents Kogi West, did not exempt any former Minister of the FCT or President in the proposed probe, and said as a government of change, it was prepared to send any one found guilty to Kuje Prison which he said was not far from the Federal Capital City.

While condemning what he described as the bastardization of Abuja Masterplan, Dino Melaye, expressed worry over why former FCT ministers allocated green areas designed for flood drains, city buffers, recreations, urban farming, reserved land and undevelopable areas to themselves and their friends.

The probe may also be extended to former Presidents because by the law establishing the FCT, the President is the governor-general of FCT who appoints a minister to administer the city on his behalf.

Melaye said: "With this administration of change, it is no longer going to be business as usual. Permit me to remind FCT administration again by stating that this committee will not hesitate to ensure that all administrative anomalies, misappropriation of funds or misapplication of laws as the case may be, occasioned by the past administrations of FCT, are fully addressed. This is what justice demands in these circumstances; to right the wrongs.

"Therefore, the committee is worried and frowns on satanic and misleading advice and recommendation to convert very important and beautiful natural endowments or features which are very scanty like the world acclaimed Maitama Hills, popularly known as Ministers’ Hills, which could serve as a tourist attraction to the residents of FCT.

"I want to state here again that if the bourgeois of this country need a special allocation, a new district can be dedicated to them and not destroy the beauty of the city centre, a national monument like the Maitama Hills."

But while best-practices and processes for many mission-critical functions are widely known, relatively few business leaders are well-versed in what it takes to foster creativity. Fortunately, there are a ways that entrepreneurs can make themselves and their companies more creative. Here are five creativity-boosters any entrepreneur can implement:

1. Be diverse.

There is a reason they say that two heads are better than one. The legend of the lone creative genius is, for the most part, a myth. Diverse teams can be far more creative than individuals because several brains naturally can generate more ideas than a single brain. However, too much or the wrong kind of diversity can actually hurt. To be most creative, teams should have people of differing skills, talents and backgrounds, but with similar values and motivations. Everyone should be united behind a common goal.

2. Take a break.

Ceaselessly grinding away at a problem is less likely to produce a creative breakthrough than consistent effort combined with occasional breaks to rest, relax, and recharge. Incorporating exercise into breaks helps even more. Research shows people come up with more and better ideas while walking than while standing still. And don't discount meditation. The regular practice of mindfulness has been consistently connected with greater creativity.

3. Reduce time pressures.

Although necessity may be the mother of invention, that does not mean people will only be creative or be more creative when their backs are up against the wall. In fact, deadlines have been shown to make people less creative. So, while you may at times be forced to be creative when an 11th-hour problem strikes, you'll probably be at your creative best in a more relaxed environment when you are not under the gun to deliver results quickly.


4. Change the scene.

Occasionally an entrepreneur will ask me about the value of daylong or weekend idea-generating sessions. My feeling is that these can indeed spur creativity, especially if they are held off-site. Simply changing the physical environment has been shown to significantly help creativity. Moving outside the business's familiar walls also helps brainstormers get outside their familiar thought patterns.

5. Embrace failure.

One of the best-established connections between creativity and corporate culture has to do with the way failure is treated. Simply put, creative people have to feel safe to come up with new approaches and to try them out. That means not punishing failure and, in fact, rewarding it.

It’s a waste of time and energy to foster creative teams if the CEO is only interested in the way they've always done it. So don't forget to encourage creativity in yourself as well as the enterprise. Fortunately, all these techniques for enhancing organizational creativity work for individuals, including the person whose vision created the organization to begin with.
